Serial and modular construction 2.0: Framework agreement signed for 25 new residential construction concepts

Serial and modular construction can become a key to sustainably revitalizing and accelerating residential construction in Germany. The MOLENO® timber-hybrid construction system from Ed. Züblin AG is one of the construction concepts that the German housing industry now wants to rely on for the rapid realization of affordable housing. In a new framework agreement on serial and modular construction 2.0, the industry association GdW recommends a total of 25 innovative concepts for rapid and cost-effective housing construction to its member companies. Following a Europe-wide call for tenders, they were selected by a jury involving the German Construction Industry Association (HDB), the Federal Ministry of Construction and the Federal Chamber of Architects.
Fast and sustainable construction with MOLENO®
With its modular housing concept based on the MOLENO® hybrid timber construction system, ZÜBLIN has submitted a proposal that not only offers short construction times and moderate costs, but also scores points for the climate friendliness of wood as a renewable building material. The turnkey MOLENO® buildings combine wood and concrete as a supporting structure; exterior wall elements made of LENO® cross-laminated timber complement concrete ceilings. In the MOLENO® system, floor plans can be realized variably according to requirements, as non-load-bearing interior walls can be placed flexibly. And prefabrication enables systematically short construction times: All timber construction elements are prefabricated to the millimetre by timber construction specialist ZÜBLIN Timber at the Aichach plant and only require final assembly on the construction site.
For Ed. Züblin AG, the East (Jena division) and Ulm (ZÜBLIN Timber) directorates are leading the way with the MOLENO® timber hybrid construction system. The specialized teams of the two units have already successfully implemented a number of commercial, educational and residential buildings in a short construction period using the modular construction concept.
Framework agreement offers time advantages and price security
For housing companies, the framework agreement for serial and modular construction offers the advantage that offers from the agreement can be implemented locally with less effort. This saves a significant amount of time, especially for public companies, as there is no need to put each company and each project out to tender again across Europe. The lead times for construction projects are significantly shortened. The framework agreement provides planning security, predictability and cost stability over the entire duration of the project. The industrial prefabrication of components in serial and modular construction enables significantly shorter and more efficient construction phases and thus further considerable time savings. The new framework agreement also provides price security. The prices, which are fixed for five years, can only be adjusted on the basis of fixed material and construction price indices.
