ZÜBLIN completes its construction work for the first timber-hybrid office and residential ensemble in Munich's city centre

The first timber-hybrid office and residential ensemble in Munich's city centre is being built in the St. Vinzenz district of Neuhausen-Nymphenburg. The extended shell was built jointly by ZÜBLIN Direktion Bayern and ZÜBLIN Timber on behalf of the property owner Bauwerk.

The timber-hybrid ensemble for working and living consists of three building sections. It comprises two front buildings and a courtyard building with one- to four-bedroom flats as well as an office section. This is located in the front building on Rupprechtstrasse and has already been handed over to the new owner, Kommunale Unfallversicherung Bayern (KUVB). The two residential buildings have a total gross floor area of around 6,700 m² and five and seven storeys respectively. A total of 56 freehold flats have been created here. The office building offers space for 400 workstations, has a gross floor area of approx. 6,200 m² and consists of six floors. There is also an underground car park with three basement levels and 214 car parking spaces including e-charging stations and 147 bicycle parking spaces.

The innovative timber façade in blue and green tones was designed as an ornamental façade with relief formwork and is equipped with an innovative planting system. This also makes the VINZENT building very striking in terms of design.

Sustainable and fast construction thanks to timber hybrid construction
In this special project, ZÜBLIN Timber was responsible for the production of glulam columns and beams for the timber-concrete composite ceilings, the realisation of the timber frame construction walls including the facing and rear-ventilated timber formwork as well as the cladding of the balconies and plant troughs. A total of around 450 m³ of glulam, around 2,650 m² of timber frame walls and around 2,300 m² of timber façade were installed.

To speed up installation, the timber elements were prefabricated at the ZÜBLIN Timber production facility in Aichach. A total of 960 m³ of timber and wood-based materials were used in this construction project, which corresponds to a timber construction share of 25 per cent. Thanks to the use of wood as a sustainable raw material, VINZENT saves around 800 tonnes of CO₂.
