Start of timber construction for our T3 office building

The timber construction works for the new office building at our Aichach site got underway at the beginning of the year. Following the groundbreaking ceremony last summer, the project in early January marked its second major milestone since the start of construction: assembly of the timber structure.

The 118 ceiling elements for the new five-storey office building, made from the company’s own LENO® cross-laminated timber, as well as the 60 wall panels and numerous columns and beams made from glulam were precisely prefabricated at the company’s Aichach plant for just-in-time assembly on the construction site. The timber construction works will be realised in around eight weeks’ time, weather permitting. Thanks to the high degree of prefabrication, assembly of the timber supporting structure will be completed within a period of two months, with the façade applied almost simultaneously immediately following completion of each floor.

In keeping with the sustainability policy of parent companies Ed. Züblin AG and STRABAG SE, the new timber building will be completely climate-friendly and ecological in the design, build and operate phases. Made almost entirely of wood, with the exception of the service core, the floor slab and the basement, the timber construction of the office building is a testament to the capabilities and potential of wood as a building material. The timber used in the project holds around 800 tonnes of CO2. Half of the wood comes from our own production at Aichach and all of the wood was sourced from certified forests.

In addition to the use of wood as a renewable and climate-friendly building material, the new building will also achieve Efficiency House level 40 thanks to the renewable energy supply. Sustainability certification by DGNB is being sought for the construction site. The compact cube shape of the building envelope minimises heat loss and energy requirements. This, along with a photovoltaic system on the roof, cooling and heating ceiling panels, an in-house wood chip system for local heating, the use of reusable building products, and charging points for e-bikes and electric vehicles, clearly demonstrates the high sustainability standards in this project.

The new administration building for Ed. Züblin AG’s timber construction specialist, due to be completed by autumn 2024, will offer space for 123 modern workstations, a spacious foyer, meeting and supply rooms, and an outdoor terrace.
